Thanksgiving is just around the corner, and pumpkin patches and apple farms are always so much fun to visit! We had a lot of fun on our annual trip to Underwood Farms! If you have not made a trip yet, the farm is an absolute pleasure to visit. They have baby ducks you can feed, miniature horses, cows, goats you can pet, chickens, and many more. There are also a lot of games and rides, our favorite being the Bumble Bee train that takes you through the pumpkin and vegetable patches. Definitely a trip worthwhile for the whole family to enjoy! Of course, pick up your pumpkins, any color and any size - there is one for every taste!

🍂 During this holiday season, we have so much to be grateful for, and so much to look forward to! We have a fun Friendsgiving coming up, and I am trying to figure out what desserts to bring! I’ll be baking a lot of treats for kids and adults alike! Thinking of baking soft and chewy chocolate chip cookies, a Creme Brulee Pumpkin Pie, and a decadent Orange Cranberry Cake! • The median price across all of the South Bay cities (and across all property types) was slightly below last month at $984K (-4.5% vs LY), while average selling price was at $1.3MM (-16% vs LY)

• New listings are slowing down (as expected going into the holiday season), with 355 New Listings in October, which represents -17% below LY

• Median Active Days On Market went down vs last month and also down from a year ago, with homes staying on the market for 16 days before going into contract (-20% vs LY)

While the Fall season brings fewer listings and buyers into the market, we know these parties are serious and ready to make a deal

• Data shows a continued steady Southbay RE market

• Homes priced realisticallly are selling quickly

• Sellers continue to enjoy a maintained value in their properties

• Buyers can find more opportunities and concessions in their transactions

Economy & Mortgage News

According to C.A.R., despite ongoing challenges as of late in our economy, customer spending is expected to remain resilient, with holiday shopping expected to surpass $1 trillion for the first time this year.

• Great news is that home affordability in California inched up by 2% vs the last quarter, given the lower mortage rates and softer price increases

• Mortgage rates for a 30-year fixed conventional loan are hovering around 6.250%, with some buyers going below 6% depending on credit scores, and banking relationships
