Southbay Real Estate continues to be stable, albeit with a lot more concessions given to Buyers than previously. In August:

• The median price across all of the South Bay cities was at $1.2MM, slightly below the previous month of $1.3MM. Average selling price was at $1.7MM, +18% vs LY.

• New listings are slowing down (as expected going into Fall), with August seeing 241 New listings, slightly below last month’s 284 listings, and -16% vs LY

• Average Days On Market went up vs the previous month. August saw homes staying on the market for 34 days, vs 28 days in July

The Fall season will bring less listings into the market, but given the Fed is expected to cut rates, and thus, we expect to see lower mortgage rates, we will most likely see an active market with serious buyers and sellers.

Economy & Mortgage | New Legislation Updates

• Mortgage rates have been decreasing, with current rates hovering around 6.5% for a 30-year fixed conforming loan (vs 6.75% in July).

New legislation and how it affects your RE portfolios:

Note: This is NOT tax advice, but rather, a summary of updates to legislation that could impact your real estate portfolios. ALWAYS check with your certified tax advisor on any of the updates below.

• SALT

  • Previously, individuals were permitted to generally take a deduction against their federal gross income for the full amount of state and local income taxes paid.

  • Beginning in 2018, the SALT Cap came to be, allowing individuals to deduct up to $10,000 (for married filing jointly)

  • NEW CHANGE: the SALT Cap has been raised to $40,000 beginning in tax year 2025

    • The SALT Cap is subject to adjustments down by about 30%, for individual’s modified adjusted gross income over $500,000 (for married filing jointly), or $250,000 (for single/married filing separately)

    • SALT Cap will not go below $10,000 after MAGI (modified adjusted gross income)

• Estate Gift Transfer Tax

  • The new legislation permanently raises the exemption amount of taxes on estate, gift, and generation-skipping transfer taxes to $15 million per individual/30 million per married couple (vs previous $13 million exemption, which was going to go back down to roughly $7 million)

• Mortgage Insurance Deductibility

  • This MI deductibility was previously available but had expired. The new legislation will restore it and allow individuals to deduct their mortgage insurance premiums when paid to private companies like FHA, USDA, and private mortgage insurance companies
