I can’t believe we are already in the middle of summer! We are excited about all the places the Bhaus team has visited! Some team members just returned from Italy (what a visual and gastronomic feast!), Mammoth Lakes (annual summer trip), Stanford (gymnastics camp!), and coming up the Bahamas (stay tuned for pics and recs as we spend a blissful week in Baha Mar!). Overall, the Southbay home prices continue to be stable, with the median home price at $1.2MM (+21.2% vs LY), and the average price at $1.522MM (+9.2% vs LY) - no big changes vs previous month. These prices reflect residential properties across the Southbay cities and property types.

New listings were slightly lower by -6.2% vs LY, although still a good 438 New listings came on the market.

Average Days on Market is staying relatively flat, between 31-33 days when homes are priced correctly.

There is a lof of RE activity this summer, with a re-balancing of Seller/Buyer market, we are seeing more concessions from both sides.

Economy & Mortgage | New Legislation Updates

• Mortgage rates increased slightly again. With the June BLS jobs report coming out stronger than expected, the June CPI report accelerating annual inflation, and government bond yields rising, the home mortgage rates also took a bit of a hit with slight upward movement

  • Average 30-year fixed mortgage rates are hovering around 6.75%

New legislation and how it affects your RE portfolios:

Note: This is NOT tax advice, but rather, a summary of updates to legislation that could impact your real estate portfolios. ALWAYS check with your certified tax advisor on any of the updates below.

• SALT

  • Previously, individuals were permitted to generally take a deduction against their federal gross income for the full amount of state and local income taxes paid.

  • Beginning in 2018, the SALT Cap came to be, allowing individuals to deduct up to $10,000 (for married filing jointly)

  • NEW CHANGE: the SALT Cap has been raised to $40,000 beginning in tax year 2025

    • The SALT Cap is subject to adjustments down by about 30%, for individual’s modified adjusted gross income over $500,000 (for married filing jointly), or $250,000 (for single/married filing separately)

    • SALT Cap will not go below $10,000 after MAGI (modified adjusted gross income)

• Estate Gift Transfer Tax

  • The new legislation permanently raises the exemption amount of taxes on estate, gift, and generation-skipping transfer taxes to $15 million per individual/30 million per married couple (vs previous $13 million exemption, which was going to go back down to roughly $7 million)

• Mortgage Insurance Deductibility

  • This MI deductibility was previously available but had expired. The new legislation will restore it and allow individuals to deduct their mortgage insurance premiums when paid to private companies like FHA, USDA, and private mortgage insurance companies
