Welcome, Fall Season 🍂

The weather seems to be cooling off, and before we know it, the scent of pumpkin lattes, apple cider, and pine cones will be touching all our senses!

I mean, we love summer, don’t get me wrong… but we also love the holiday season. And, well, we have been listening to a few Christmas carols here and there…!!! 🎄😉

But as the seasons change, so does the real estate market.

Fall tends to bring something we love to see: serious buyers and serious sellers. The pace may feel a little more intentional, but the people making a move are often motivated and ready to make decisions.

For buyers, this can mean less competition and opportunities to negotiate. For sellers, it means making sure your home is priced, prepared, and positioned to stand out as buyers become more discerning.

And, of course, here in the South Bay, we know there’s never really an “off season.” From beach days and backyard gatherings to cozy evenings at home, life here is always in season. 🌴

What’s happening?

The South Bay real estate market continues to evolve—and in 2026, strategy matters more than ever.

We’re seeing a more normalized, selective market across Manhattan Beach, Hermosa Beach, Redondo Beach and the Palos Verdes Peninsula. Inventory has opened up compared with the ultra-competitive years, giving buyers more time to evaluate, negotiate and be intentional about their next move. At the same time, desirable homes in prime locations remain highly sought-after, particularly when they are well-priced, beautifully presented and offer the lifestyle buyers are looking for.

The takeaway? This isn’t a “wait and see” market—it’s a “know your market” market. Pricing, presentation, location and timing can make a meaningful difference for sellers, while buyers have more opportunity to negotiate and find value than they have had in recent years. Current data also shows meaningful variation by city and price point, reinforcing that the South Bay is not one single market—it’s a collection of highly nuanced micro-markets.

RE Stats across all Southbay cities:

• New listings dropped by about -22% to roughly 228 new listings

• Days on the Market raised by about 3% vs LY, to about 35 days

• We have about 3-months supply, dropping about -25% vs LY

So if you are in the fence (no pun intended) to sell or buy, there is never a better time than today!

For Labor Day, we visited Mammoth Lakes during the Rock-N-Rye festival at the Mammoth Village. We also had the chance to do Happy Hour at the new @limelight development in Mammoth, and the drinks and bar area did not disappoint - only a few units left for sale there, reach out if you are in the market for a second home in Mammoth, we spend quite a bit of time up there and can guide you based on your needs and wants for a mountain retreat.
