Overall, the Southbay home prices continue to be stable, with the median home price at $1.1MM (+14.6% vs LY), and the average price at $1.488MM (+16.8% vs LY) - no big changes vs previous month. These prices reflect residential properties across the Southbay cities and property types.

New listings spiked vs LY by 10.9%, but remained flat to last month.

Days on Market went from 19 DOM in February, to about 12 in March, and 13 by end of April. Properties are moving, when priced correctly.

We are seeing activity pick up, and more concessions on the part of Sellers to soften the impact of current mortgage rates.

Economy & Mortgage News.

• Mortgage rates increased slightly and existing home sales dropped by 3.4% vs previous month in April, in part due to the Moody’s downgrade of the US credit rating

  • While existing sales dropped, CA did reach a record high median home price for its 22nd consecutive month

• Average 30-year fixed mortgage rates are hovering around 6.86% (vs 6.94% a year ago).

• Inflation slowed down and remains at a 4-year low, with the CPI at about 2.3%
