The local real estate market is no longer the frenzied seller’s market of the early 2020s, but it is far from weak. Instead, our local real estate market sits in a more balanced-to-slightly seller-leaning phase, shaped by tight inventory, selective buyers, and steady long-term demand.

Home prices are seeing modest year-over-year increases, which signals price stability rather than rapid appreciation - a key theme as we head into the Spring selling season. The Southbay continues to command premium prices due to its coastal location and lifestyle appeal.

The local Spring 2026 RE market is stable, competitive in pockets, and increasingly strategic. Prices are holding, demand remains consistent, and inventory constraints continue to underpin the market. This Spring is about balance - where success depends less on timing the market and more on pricing, preparation, and positioning.

Inventory constraints keep on shaping the Spring real estate market. The biggest story this season isn’t demand, it’s supply. Across the Southbay, inventory remains tight, with fewer homeowners choosing to sell due to low locked-in mortgage rates. This creates a familiar dynamic:

• Well-priced homes attract strong interest and can move quickly

• Less competitive listings sit longer and may require price adjustments

Homes are taking longer to sell, but not by much. Days on market have increased compared to last year, often landing in the 30-60 day range depending on property type and pricing. Buyer pool reflects the following:

• Buyers are negotiating more

• Many homes sell at or slightly below asking price

• Roughly 2/3 of homes are selling under list in some pockets

How is Buyer behavior doing now?

• Buyers are more selective and strategic

• Focused on value, condition, and layout, not just location

• Many seek either turnkey homes or properties with clear upside

• Prioritizing long-term livability and equity potential over quick appreciation

Opportunities for both, Sellers and Buyers:

• Sellers still benefit from limited inventory and strong baseline demand. Well-prepared homes can outperform the market

• Buyers have slightly more leverage than in past years, with more room to negotiate and less competition on overpriced listings

Stats across the Southbay Cities vs last year:

• Median Home Price: $1,265,000 (-5.9% vs LY)

• Average Home Price: $1,697,000 (-2% vs LY)

• Average Days on Market: 10 (+11% vs LY)

• New Listings: 324 (-2.4% vs LY)

• Months Supply: 2.7 (-12% vs LY)

The Middle-Class Homeownership Act qualified for November ballot

• According to C.A.R, the Middle-Class Homeownership Act has officially qualified for the state’s November ballot as part of the campaign to build new housing and make home loans affordable for middle-class Californians. This is for new single family homes only.

• If approved:

  • Authorize $25 billion in revenue bonds to provide low-interest, downpayment-assistance loans to eligible Californians.

  • Protect taxpayers by requiring bonds to be repaid by investors and home loan borrowers.

  • Help address California’s housing affordability crisis by incentivizing new single-family home construction and increasing the supply of new homes.

  • Fuel construction of approximately 190,000 new homes, generating significant economic benefits across the stateHome Attributes - what are buyers willing to pay up for?

• To qualify:

  • homebuyers must be California residents

  • Meet minimum income requirements

  • Pay at least 3% down, make monthly payments

  • Occupy the home as their residence

• Consumer protections include fixed low-interest rates on home loans, with strict limits on bank fees and no penalty for early payoff of home loans.

• Overpriced homes sit longer, which creates a perception that something is wrong

• Price reductions often lead to lower final sale prices than if the home had been priced right initially
