From Bhaus to Yours, we wish you and yours the happiest of holidays, and a healthy, happy new year! 🎉🥂

As we look back on 2025, we are filled with gratitude for the friends we cherish and the new connections we have forged. This year has truly filled our hearts as we have expanded our Bhaus Eight community. We eagerly anticipate a prosperous and healthy 2026, overflowing with joy, health, peace, and love!

If you know us, you’d be expecting us to set off to Mammoth for these holidays! This year, it’s going to be a little different place, although still snowy, wintery as part of the team heads north, while the other part of the team heads south! Stay tuned! We’ll be posting a few pics and see if you can guess where we are all at (our version of “where is Bhaus?”)! Think Christmas markets, but also cobblestone streets and greenery…

• The median price across all of the South Bay cities (and across all property types) is at $1.175MM (+18.7% vs LY), while average selling price was at $1.4MM (+1.3% vs LY)

• New listings are slowing down (as expected during the holiday season), 173 New Listings, although that still represents a slight increase of +0.6% vs LY

• Median Active Days On Market are at 20, an increase of +33% vs LY

While the holiday season brings fewer listings and buyers into the market, as we have mentioned before, we know these parties are serious and ready to make a deal:

• Data shows a continued steady Southbay RE market

• Homes priced realistically are selling quickly

• Sellers continue to enjoy a maintained value in their properties

• Buyers can find more opportunities and concessions in their transactions

Economy & Mortgage News

According to ListReports, the latest data showed both a slowing job market and easing inflation rates. The Federal Reserve cut rates in December, and while many welcome another cut in January, the market remains skeptical of the Fed Reserve actually cutting rates again next month.

• Core CPI was the lowest in years, and climbed just +0.2% over the last two months, with “headline” CPI falling to +2.7%, and the “core” CPI to +2.6% YOY. This is the lowest core CPI growth we have had since April 2021

• Mortgage rates for a 30-year fixed conventional loan are hovering around 6.25%, with some buyers going below 6% depending on credit scores, and banking relationships.

• Selling Season (Spring) is upon us, and the rates seem to be heading in the right direction to make Spring 2026 an amazing year to sell/buy!
