The overall market trajectory is stable with a slight uptick in demand. Inventory levels are trending slightly downward, while demand is holding steady.

Key metrics such as median sales price and days on market are relatively consistent with the most recent time periods. Compared to the last quarter, there's a noticeable increase in sales activity, particularly in the higher price brackets. For example, homes priced above $2 million are seeing an average sale price of $2.3 million, up 5% from the previous quarter.

Activity has shifted slightly over the past 30 days, with a noticeable increase in new listings and pending sales. Week-over-week changes show a steady increase in sales, with a 5% increase in pending sales over the past two weeks. Month-over-month changes indicate a 3% increase in new listings.

Stats across the Southbay Cities vs last year:

• Median Home Price: $1,200,000 (+5% vs LY)

• Average Home Price: $1,900,000 (+11% vs LY)

• Average Days on Market: 40 (+3% vs LY)

• New Listings: 233 (-17% vs LY)

• Months Supply: 2.8 (+4% vs LY)

What South Bay Areas are HOT:

• Neighborhoods like Hermosa Beach and Manhattan Beach continue to perform well, with faster sales and higher prices. Areas in North and South Redondo Beach dominate as new demand centers, driven by their appeal to families and young professionals. Conversely, some areas in the lower price brackets are cooling off, such as certain parts of Torrance.

Home Attributes - what are buyers willing to pay up for?

• Buyers are loving homes with SMART features. No longer is the ability to control your AC or lighting just a “great to have”, as buyers are now looking to SMART features to help with sustainable practices, such as “smart cooling features”: from remote smartphone access, geofencing, and AI-driven scheduling, to air-quality monitoring and adaptive learning. Look at thermostats such as Sensei Touch 2 as an example.

Buyer and Seller Trends:

• The gap between original list price and final sale price is averaging around 3-5%. Price reductions are happening most frequently in the lower price brackets; Buyers are negotiating more aggressively in certain price bands, such as homes priced between $1 million and $2 million

Did You Know..

• In 2025, Case-Shiller's national home price index rose just 1.3% year-over-year. That may not sound very impressive, but look at the last 6 years: 55% total growth between end-2019 and end-2025! That's a compound annual growth rate of 7.6% per year! [Source: Cotality, S&P Global]
