Hello community,

And just like that, we are entering the holiday season 🎃 !

The changing colors, the cooler weather, and the seasonal smells of pumpkin spice, cinnamon, and apple cider are making our hearts full. We love to see our favorite homes get their fall “couture look”, and while SoCal does not have much of changing colors, we are inspired by the soft, warm colors of Boulder, CO.

🍂 Did Boulder come out of nowhere? not exactly. We have an exciting opportunity awaiting for someone looking to move or have a rental home - or perhaps a second home - in the future home of the Sundance Film Festival in Boulder, CO (announced to move there in 2027!). Southbay Real Estate continues to be stable, albeit with a lot more concessions given to Buyers than previous months. In September:

• The median price across all of the South Bay cities was at $1.1MM, while average selling price was at $1.5MM, -8% vs LY

• New listings are slowing down (as expected going into the holiday season), but still at 439 New Listings, which represents +7% above LY

• Median Active Days On Market went up of 20 is an increase of 43% vs LY

While the Fall season brings fewer listings and buyers into the market, we know these parties are serious and ready to make a deal. In addition, the expected cuts in rates will be a plus for those looking to make a move. Don’t hesitate to be a seller in this market, with our unique marketing strategies and professional team, you can achieve your real estate goals at any time of the year!

Economy & Mortgage News

Overall, the California RE market has showed some improvement last month in September, with sales rebouding and the statewide median home price increasing for the second consecutive month, per C.A.R. research. Mortgage rates are now near 3-year lows.

• Mortgage rates have been decreasing, with current rates hovering around 6.125% for a 30-year fixed conforming loan. However, we have seen our buyers getting an interest below 6% in recent transactions, so talk to your lender today!

• With the probability of further (at least 2 more) cut in rates by the Fed Reserve, we are likely to see mortgage rates under 6% by the end of 2025
