Well no, we are not doing a brand extension just yet :), but we do welcome the Fall season and all its colors, scents, home decor, and new listings!

This season is turning to be an interesting one. Markets are shifting, and we mostly see this as a combination of the low inventory (depending on location), and the climbing interest rates that have weakened demand somewhat. With the average lender offering a mortgage rate of around 7.5% to top tier clients, even higher to those with lesser credit worthiness, buyers are asking for more concessions and it only behooves sellers to stay on top of their local market trends, comparables, and buyer sentiment so as to not chase the market.

Last month we continued to see a dip in the average and median prices of homes and condos throughout the Southbay. The slight slowdown of the market is also evident in the reduced number of homes sold, the increase of the DOM (average days on market), and the dip in new listings coming into the market (exacerbated by the higher interest rates with many sellers staying put regardless of their desire to move). However, because our supply continues to not meet the higher high demand, some areas and certain price ranges are still demanding multiple buyers/offers and homes are selling above asking.

We are reveling in our summer travels, most recently in New York City. It was a hot and humid week, with some scattered showers which were quite surprising to us.

New York, a city that is always going, moving, awake, and vibrant! We had a little first-time visitor with us, so we felt the need to visit those places that are so New York, including the Statue of Liberty, Ellis Island, Central Park, Grand Central Terminal, the Met, and Soho for some shopping amongst other places. As a treat to myself, we visited the top of the Empire State Building, an iconic Art Deco building full of history and steeped in Hollywood glamour!

All of them are charming and are located within fantastic proximity to MB shopping, dining, and outdoor activities.

Our photography inspiration features one of our own's deck off of her primary bedroom, with romantic Moroccan outdoor lighting, greenery, water feature, and curtains for privacy.

This week we are featuring a home with an ocean-view roof top deck in the sand section of Manhattan Beach, a Mediterranean-inspired pool estate in Palos Verdes Estates, and finally, a charming beach cottage tucked away in the Golden Hills area of Redondo Beach.

Our photography inspiration is taken from a gorgeous Manhattan Beach home located in the sand section, just a couple of minutes from the ocean. The small front yard has been inspired by Mediterranean gardens featuring olive, cypress, and lemon trees, lavender, herbs, palms, and lush iceberg roses.

With views of the ocean, this studio home is set on the 7th floor of a beautiful building just a step away from the water. Filled with ocean breeze, this location is near Alamitos Beach, Long Beach Museum of Art, The Long Beach Arena and Convention Center, the Queen Mary, and many other sites!

This week we are taking you on a Redondo Beach and Rolling Hills Estates tour! Along the iconic Esplanade Street, you can view a gorgeous ocean-front Mediterranean-inspired home. We then go to a charming beach cottage on Francisca Ave, with walking distance to the beach, cafes and restaurants. Finally, we make it up the hill to a modern farmhouse with a pool in the Rolling Hills Estates area.
