The local real estate market is no longer the frenzied seller’s market of the early 2020s, but it is far from weak. Instead, our local real estate market sits in a more balanced-to-slightly seller-leaning phase, shaped by tight inventory, selective buyers, and steady long-term demand.
Home prices are seeing modest year-over-year increases, which signals price stability rather than rapid appreciation - a key theme as we head into the Spring selling season. The Southbay continues to command premium prices due to its coastal location and lifestyle appeal.
The local Spring 2026 RE market is stable, competitive in pockets, and increasingly strategic. Prices are holding, demand remains consistent, and inventory constraints continue to underpin the market. This Spring is about balance - where success depends less on timing the market and more on pricing, preparation, and positioning.

The Fed cuts rates and mortgage rates go up? That’s counterintuitive, isn’t it? Well, yes, it would be, if it were true. But it isn’t.
Markets anticipate change, and the bond markets had already priced in multiple Fed rate cuts well in advance of the actual Fed meeting. Read below for more info!

Southbay Real Estate continues to be stable, albeit with a lot more concessions given to Buyers than previously. In August:
The median price across all of the South Bay cities was at $1.2MM, slightly below the previous month of $1.3MM. Average selling price was at $1.7MM, +18% vs LY.
New listings are slowing down (as expected going into Fall), with August seeing 241 New listings, slightly below last month’s 284 listings, and -16% vs LY
Average Days On Market went up vs the previous month. August saw homes staying on the market for 34 days, vs 28 days in July

BHAUS EIGHT May 2025 Newsletter
Mortgage rates increased slightly and existing home sales dropped by 3.4% vs previous month in April, in part due to the Moody’s downgrade of the US credit rating
While existing sales dropped, CA did reach a record high median home price for its 22nd consecutive month
Average 30-year fixed mortgage rates are hovering around 6.86% (vs 6.94% a year ago).
Inflation slowed down and remains at a 4-year low, with the CPI at about 2.3%
